Real estate SEO in Italian and English: how to appear on Google in Italy and Germany for properties in Albania

Every day thousands of Italians search “casa in vendita Albania”. The results are foreign portals and a few agencies. Whoever builds the Italian pages now takes the positions for years to come.

Greoli Web Agency, Vlorë

What they search for

In Italian: “casa in vendita Albania”, “comprare casa in Albania”, “appartamento Valona mare”, “villa Saranda”, “investire in Albania immobili”, “Albania costo della vita”. In German: “Immobilien Albanien kaufen”, “Haus am Meer Albanien”. In English: “property for sale Albania”, “buy apartment Tirana”, “Albania real estate investment”. Plus the questions: “is it safe to buy a house in Albania”, “property purchase taxes Albania”. Every search is a page.

Why now

On Italian Google for “casa in vendita Albania” you see international portals, a few Italian agencies and a few Albanian agencies with badly translated sites. For “villa Saranda” or “appartamento Ksamil” competition is almost zero. It is like Italian local SEO ten years ago: whoever enters now with real content keeps the positions.

Written pages, not translated

The Italian page “Case in vendita a Valona” is not a translation of “Shtëpi në shitje në Vlorë”. It is written for Italians: why Vlorë (ferries from Bari, Italian spoken, prices compared with Puglia), the areas, purchase costs for an Italian, the lawyer, the bank, the properties. Google tells written text from machine translation and ranks it differently.

Structure per market

For each language: the main property page (“Immobili in Albania”), area pages (Vlorë, Sarandë, Ksamil, Durrës, Tirana), type pages (apartments, villas, land, new builds), the “how to buy” page, the agency page (who we are, licence, the Italian-speaking team), the blog. 30-50 pages per language, linked to each other.

The blog for foreign buyers

“How to buy a house in Albania: the complete guide”, “Taxes and purchase costs”, “The best areas for a seaside home”, “Renting your Albanian home to tourists”, “Retiring in Albania”: 1,500-2,500 word articles answering pre-purchase questions. They bring traffic months before the client looks for a property, and bring them to you.

Hreflang and technology

Every page has its language version with correct hreflang, so Google shows Italians the Italian page. Clear addresses (/it/case-in-vendita-valona/), title and description in the right language, photos with alt text, speed. Without hreflang, Google confuses the versions and ranks none.

Links from target countries

Italian Google trusts a site cited by Italian sites: travel blogs, media covering Albania, forums of Italians in Albania, association sites, investment portals. The same for Germany. Guest articles, interviews, collaborations. A few real links are worth more than hundreds bought.

Reviews in the client’s language

Google reviews from Italian buyers, in Italian, with the agent’s name: they are the trust signal the next Italian looks for. Ask at key handover. Reply in Italian. Put them on the Italian page.

A team that speaks the language

SEO brings the client; if the Italian form gets an English reply after three days, the client leaves. At least one Italian speaker and one English speaker, replies within 24 hours, WhatsApp in the client’s language. The site promises; the team delivers.

Timelines

Long searches and the blog: two to four months. “Villa Saranda”, “appartamento Ksamil”: three to six months. “Casa in vendita Albania”: six to twelve months. Measured with Search Console by country and language. After a year, the agency with a well-made Italian site gets enquiries every day from Italy without ads.

The mistakes

Machine translation. A single English “for foreigners” page. No hreflang. Texts copied from portals. A blog abandoned after three articles. No links from Italy. Forms without replies in the language. Expecting results in a month.

A twelve-month plan

Months 1-2: Italian and English structure, area and type pages written. Months 3-6: two articles a month per language, hreflang, Google profile in the language, first links. Months 7-12: positions for long searches, traffic-driving articles, links from media. Month 12: enquiries from Italian and German Google compared with ads. Usually SEO becomes the channel with the lowest cost per enquiry.

Example: an agency in Sarandë for the Italian market

Before: an Albanian site with a machine-translated English version, zero enquiries from Italian Google, everything from ads and portals. Twelve months of work: 40 written Italian pages (Sarandë and Ksamil areas, types, “how to buy”, the agency with its Italian-speaking team), 20 Italian blog articles, hreflang, an Italian Google profile, 15 links from Italian travel blogs and media, 60 Italian reviews. Result: page one on Italian Google for “villa Saranda”, “appartamento Ksamil”, “casa vista mare Saranda”, “comprare casa Saranda”; second for “casa in vendita Albania”. 50-70 enquiries a month from Italy without ads, at a cost per enquiry several times lower than Google Ads. Ads kept only for the viewing season.

Content Italians actually read

Not “our properties are the best”: texts that answer questions. “What it costs to live in Sarandë per month” with figures. “How the purchase works step by step” with real costs. “Renting to tourists: what a one-bedroom in Ksamil yields” with an honest calculation. “Mistakes to avoid when buying a house in Albania” with real cases. “Sarandë or Vlorë: which to choose” with the comparison. Honest articles, with numbers, build the trust a foreign agency needs and appear on Google for years. One good Italian article brings more enquiries than ten property pages.
