Video and virtual tours for properties in Albania: how homes are sold to buyers who do not come
The German buyer does not fly to Sarandë to see three apartments. They watch the video, take the virtual tour, ask on a video call, and come once to sign. The agency without video loses them before it starts.

Why video sells property in Albania
Foreign and diaspora buyers look at the property from Milan, Munich or Pristina. Photos leave doubts (how big is it, what is the view like, what is outside); video removes them. On Instagram and Facebook video spreads, photos do not. On the site, a property with video keeps the visitor four times longer. Agencies that switched to video report a doubling of enquiries per property.
Format 1: vertical video for social
30-60 seconds, vertical, a good phone, natural light, licensed music, titles with type, size, area and price. The entrance, rooms in order, the view, the terrace, two words from the agent. For Instagram, TikTok, Facebook, WhatsApp. Shot in ten minutes, edited in twenty. Every new property has one.
Format 2: full horizontal video
Two to three minutes, horizontal, with a camera or phone on a gimbal, for the site and YouTube: the whole property, the building, the area, distances. Titles in three languages. For high-value properties and new builds. It helps SEO (time on page) and is sent to serious buyers before the viewing.
Format 3: drone
For villas, land, new builds and properties with a view: 20-30 seconds from above showing location, distance from the beach, surroundings. It is the most shared content. A licensed operator and permits for restricted areas are needed. One drone day covers several properties in the same area.
Format 4: 360 virtual tour
A 360 camera or a dedicated service: the buyer walks through the property alone from their phone, opens doors, sees every corner, measures rooms. For properties above a certain value and for show apartments in new builds. It costs little per property and replaces the first viewing: a buyer who took the tour comes to sign, not to look.
Format 5: the video call
The agent in the property with a phone, the buyer on a video call asking “open that wardrobe”, “show me the view from the window”. It costs nothing, needs an agent with time who speaks the language. For diaspora buyers it is the preferred way. Recorded and sent.
Preparing the property
As for photos: tidy, lit, no personal objects, curtains open, morning or afternoon light. For video, also: no noise, no people walking through, slow movements. Ten minutes of preparation save an unusable video.
Where they are used
The property page: horizontal video or virtual tour. Instagram, TikTok, Facebook: vertical. WhatsApp: vertical to list clients. YouTube: horizontal with an SEO title (“Sea-view apartment Sarandë 2+1”). Ads: short vertical. Email to past buyers: the link. Portals: where allowed. The same shooting day feeds everything.
Costs
Vertical phone video: zero cost beyond the agent’s time, or little if the agency edits it. Professional horizontal video: cost per property, reasonable for properties above a certain value. Drone: cost per session, covering several properties. Virtual tour: cost per property, low compared with the commission. For an agency with 50 properties, the yearly video budget is a fraction of one commission.
The agent as presenter
Video with the agent speaking (two words at the start and end, in the market’s language) sells more than silent video: the distant buyer wants to know who they will talk to. It takes a little training: posture, light, what to say. Agents known on video get enquiries by name.
The mistakes
Phone video in bad light, shaky, noisy. Fast zooms and rotations. Unlicensed music. No titles (price, area). A 5-minute video nobody watches. An untidy property. Not uploading it to the site. Not sending it to list clients. Making video only for big properties.
How much it shortens the sale
A property with vertical video and a virtual tour gets more qualified enquiries (the buyer has already seen it), fewer wasted viewings, and sells on average several weeks sooner than the same property with photos. For foreign buyers, video and tour are often the first and only viewing before signing. The cost of video pays back with the first sale.
Example: a villa in Ksamil sold without a viewing
A sea-view villa, a potential buyer in Germany. A 45-second vertical video on Instagram: 40 enquiries in a week. A 360 virtual tour sent to the five most serious buyers. A video call with the agent opening every door and showing the view at sunset. A drone video of the area with the distance to the beach. The German buyer signed the preliminary contract from Munich after two weeks and came once for the notary. Without video, the same villa would have waited for summer for viewings.
The pre-shoot checklist
Property tidy and clean. Lights on, curtains open, windows clean. Personal objects removed. Time: morning or afternoon with natural light. Phone charged, free space, a mount or gimbal. The order of rooms decided. The agent’s two words prepared: area, type, price. Sound check: no street noise. After the shoot: editing, titles, upload to the site and channels within 24 hours. New properties with video on day one get their first enquiries on day one.
Frequently asked questions
Does every property need a video?
Vertical yes, for all: it costs ten minutes. A virtual tour for higher-value ones.

Is a drone necessary?
For villas, land and new builds yes. For apartments no.
What does a virtual tour cost?
Little per property; for new builds the show apartment is enough.
