A hotel website in Albania: what it needs to sell direct

Most hotels in Albania pay a 15-18% commission on every booking from Booking.com. A well-made website brings part of those guests back to direct booking.

Why your website competes with Booking

A guest who finds your hotel on Booking always does the same thing: searches the hotel name on Google to see the official site. If the site is slow, has no prices and no way to book, they go back to Booking and you pay the commission. If the site gives them a reason to book direct, you save 15-18% and gain a guest who knows you.

That is the logic of this whole guide: every element of the site must answer “why book here and not on Booking?”. The usual answers are a better price, breakfast included, free cancellation, airport transfer, or simply the trust a serious website inspires.

The booking engine

Without a booking engine the site is a phone in the shape of a website. The engine must show real availability, prices by date, room types with photos, and accept a card or a deposit. It must be connected to your channel manager so the same room is never sold twice.

In Albania the engines that work well accept international cards and have Albanian, Italian and English versions. The engine costs far less than one good summer month of commissions.

Photos: real, not stock

Tourists compare. Stock photos, rooms shot on a phone in bad light, a sea picture taken from the internet: all of it lowers trust. You need professional photos of the rooms, breakfast, pool, view and the path to the beach, taken in season with good light.

A photo shoot for a mid-sized hotel takes a day and lasts three or four years. The same photos serve Booking, Instagram and your Google profile. It is the investment with the fastest return.

Clear prices and offers

The site must show prices, not “contact us for a quote”. Tourists decide in five minutes and do not wait for an email. Show the nightly rate by season, what is included, the cancellation policy, and a direct offer: free breakfast, 10% off, transfer, discounted third night.

The direct offer is the reason not to go to Booking. Put it at the top of the page, not at the bottom.

Three languages, done properly

Guests of Albanian hotels come from Italy, Kosovo, North Macedonia, Poland, Germany and the UK. The site must be at least in Albanian, Italian and English, with written texts, not machine translations. Google treats language versions as separate pages: a hotel in Sarandë with a well-written Italian site appears in Italian searches for “hotel Saranda”.

Room names, policies, booking-engine error messages: everything must be in the guest’s language.

Mobile and speed

Over 80% of visits to hotel websites come from mobile, often on a weak connection from the beach or the airport. The site must open in under three seconds, with optimised photos and a booking engine that works with a thumb. Google measures speed and uses it for ranking.

Test your site on a phone with mobile data, not the office Wi-Fi. If you are waiting, the guest has already left.

Google Business Profile and the map

Your Google Maps profile is the first page a tourist sees when searching your name. It must be verified, with the same photos as the site, opening hours, links to the site and the booking engine, and replies to reviews. Site and profile must say the same things: name, address, phone.

Google reviews weigh as much as Booking reviews. Ask guests at check-out, with a QR code at reception.

SEO for the hotel

Someone searches “hotel Vlorë beach”, “hotel Ksamil with pool”, “hotel Sarandë sea view”. The site needs pages for each kind of search: rooms, services, location, nearby beaches, how to get there. Real texts, not three lines. A blog with area guides (things to do in Vlorë, the beaches of Himara) brings traffic all year.

Hotel SEO is slow but safe work: positions won today count for next summer.

What it costs and what it returns

A hotel website with booking engine, professional photos, three languages and basic SEO costs about as much as Booking’s commission for a few weeks of the season. If the site brings 15-20% of guests back to direct booking, the investment pays back within the first year. After that, every direct booking is clean margin.

Always ask for a fixed-price offer, with domain and site in your name, and a clear monthly maintenance.

What the site needs, page by page

Home: a large photo, the direct offer, the booking engine, three reasons to book here. Rooms: one page per room type with photos, size, amenities, price from. Services: breakfast, pool, parking, transfer, beach. Location: map, distance from the airport, nearby beaches and attractions. Reviews: real ones, with replies. Contact: WhatsApp, phone, form, all in three languages. Blog: area guides that bring Google traffic all year.

Every page has one purpose: to lead to the booking engine. The “Book” button is everywhere, visible on mobile too.

After launch: maintenance

A hotel website does not end on launch day. Prices change with the season, photos are refreshed, winter offers replace summer ones, new reviews are added, the booking engine is updated. Someone has to do this every month, at a clear fee, and check speed, security and backups.

Sites left without maintenance lose Google positions and, in the worst case, get hacked. Monthly maintenance costs less than one lost night.

Frequently asked questions

Can I keep Booking and the website together?

Yes, that is normal. Booking brings new guests, the site turns them into direct guests. The channel manager syncs availability.

How long does a hotel website take?

Four to eight weeks, depending on photos and texts. Best done off-season.

Do I need to accept cards online?

Yes. Without online payment, direct booking with foreign tourists does not work.

Should the site also be in Italian?

For Vlorë, Sarandë and Durrës, yes: Italians are the first market.
